Prior to embarking to legal practice, he was in the legal academia for an approximate five(5) years at a private institution of higher learning in Penang.

In 2005, he read in the Chambers of Mr. Chan Kean Li and thereafter commenced practice with Messrs. Kamarudin & Partners in Penang. Thereafter in 2009, he joined Messrs. Gibb & Co. and was made a partner of the firm in 2011.

He appears frequently in the subordinate Courts, High Courts and the Appellate Courts as either Lead Counsel or as a member of the Firm’s Senior Litigation Team on different aspects of commercial and civil litigation relating to debt recovery concerning banking and financial institutions (both conventional as well as Islamic banking), garnishments proceedings [involving Government projects], defamation, construction law matters, housing development disputes, land encroachment, eviction of squatters, professional negligence, forfeiture of property under Dangerous Drugs Act and Anti–Money Laundering and Anti-Terrorism Financing Act in Malaysia, some of which had been reported in the local law reports. He also has experience in property laws particularly on the conversion, sub-division and amalgamation of land titles.

He leads on matters concerning contentious matrimonial disputes and regularly acts a Counsel or Co-Counsel for the State Authority on matters concerning Land Acquisition matters and Malay Reservation Land Enactments.

Yap is also a member of the Firm’s Senior Litigation Team on matters concerning Construction Law which includes Alternative Dispute Resolution and arbitration matters that extends to Construction Industry Payment and Adjudication Act (CIPAA) 2012. He has also successfully completed the Certificate in Adjudication conducted by the Kuala Lumpur Regional Centre for Arbitration [KLRCA] and is a member of the panel of CIPAA Adjudicators.

Apart from this, Yap’s other portfolio includes retail and corporate conveyancing as well as drafting and vetting of Commercial Contracts [which includes joint venture agreements and property development agreements]. He currently assists the Senior Partner, Mr.Chan Kean Li on advisory work for corporate clients intending to embark on projects both locally and in overseas. He has also done securities documentation work for retail and corporate financing [both conventional and Islamic financing].
